Developer offers to buy CCMS building

School Board to review proposal by Amelia Management LLC

Charles City’s school superintendent is recommending the district open negotiations with a local developer who has now submitted a proposal to buy the existing Charles City Middle School building at 500 N. Grand. Charley Thomson of Amelia Management, LLC has followed up his expression of interest at an Aug. 27 School Board meeting to developing a part of the building as upscale housing with a proposal dated Oct. 13.

“Conner Wasson from Ahlers Law Firm has reviewed the proposal and suggests the District draft and negotiate the option to buy the property with the developer,” the tentative agenda for the School Board’s Monday meeting states. “In order to expedite the process, Administration recommends that the Buildings and Grounds Committee … collaborate with Amelia Management LLC to work out the details. Once an option to buy is drafted, the Board will discuss the option and a public hearing on the sale will be scheduled.”

At the Aug. 27 meeting, Thomson said: “Our firm has an interest in … acquiring the two classroom wings plus the library of this building.” He described the rentals as market rate housing.

School Board members authorized Superintendent Dr. Dan Cox to continue working with Amelia Management, LLC to develop a proposal.

At its meeting Monday, which begins at 6:30 p.m. in the Charles City Middle School cafeteria, the School Board will review the Oct. 13 proposal.
